Under the direction of the President and CEO and the Executive Vice President and COO, the Vice President/Director, Business Development will manage the Business Development function of the Real Estate Division. This includes the full range of business development activities for identifying and securing housing and community development projects and new initiatives on behalf of Abode Communities.

The Vice President/Director, Business Development will bring a solid understanding of how to grow Abode Communities’ business resulting in organizational growth, including bringing a strong network of contacts to support his/her business development efforts, and will know when to enlist the collaborative energies of staff and Board colleagues. This will be a professional who is experienced with project acquisitions.

The Vice President/Director, Business Development is a creative thinker who will have multiple approaches to how business development is done and will bring an understanding of the nuances of affordable housing deal making while being sufficiently nimble to respond in the real estate market place.

Responsibilities:

  • Identify and secure new affordable housing and community development opportunities which are consistent with the organization’s mission, strategic plan, and production goals as well as key funding program requirements.
  • Complete initial development concept and financial feasibility analysis; conduct preliminary site due diligence; manage broker relations; negotiate purchase and sale agreements with potential sellers; work with architect to define building program and design; identify acquisition and predevelopment financing; and, in some cases, secure acquisition and predevelopment loans and manage the loan closing process.
  • Prepare development proposals and statements of qualification in response to Request for Proposals (RFPs) and Request for Qualifications (RFQs); and manage the outreach, interview and selection process associated with RFPs and RFQs. Work collaboratively with other functional departments to gather necessary information and adhere to Abode marketing guidelines to complete RFPs and RFQs.
  • Work closely with the Business Development Team - which consists of the President & CEO, Executive Vice President & COO, the Senior Vice President, Development and the Vice President, Business Development - to identify acquisition opportunities, complete development programs, develop project acquisition and funding opportunities, and complete feasibility analyses of new development projects.
  • Successfully transition projects from business development to production.
  • Promote the organization’s services to housing agencies, and key community representatives for the purpose of securing financial, political and community support; complete initial community scan and develop community profile; and identify and facilitate relations with potential development and service partners and other community stakeholders.

Qualifications:

  • Graduate degree in a related field and five or more years of experience in real estate/housing development or finance with a nonprofit agency, or a Bachelor’s degree and ten or more years of experience in housing development, real estate development, planning, business, finance or a related field.
  • Demonstrated experience in sourcing, structuring and negotiating property acquisitions, preferably with experience with affordable housing transactions, which include public subsidies, low income housing tax credits and tax exempt bonds.
  • Experience working with principals and senior level officials. Two to three years of supervisory experience required.
  • Strategic and innovative thinker with experience creating, implementing and assessing business development strategies.
  • An entrepreneurial and creative approach to problem-solving in the field of real estate development; enthusiasm and team building spirit.
  • Well versed and knowledgeable in key aspects of land use analysis, property due diligence and acquisition, building design and construction, and real estate finance.
