We are currently seeking an experienced Part-Time Maintenance Technician for our 49 unit apartment community in San Pedro.
WSH Management has managed senior and multi-family properties since we began operations 19 years ago and are very experienced in the management of both Affordable and Market Rate Apartment Communities. Responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation and air conditioning (HVAC) units; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks. Additional responsibilities include, but are not limited to, assisting with preparing vacant apartment units for rental and following a planned preventative maintenance schedule.
Essential Functions Include:
1. Inspect property and equipment daily to determine need and extent of service, equipment required, type and number of operation and maintenance personnel needed.
2. Respond to service requests on a first in, first out, (except in the case of an emergency) and in accordance with Fair Housing guidelines. Document to accurately describe work done, parts used, disposition and time spent.
3. Review and update quarterly, semi-annual and annual preventative maintenance schedule to include changing HVAC filters, fire detector batteries, other types of safety devices, cleaning gutters, and inspecting for leaks.

Salary: $20.00 per hour
