Summary:

The Staff Accountant, Affordable Housing, is responsible for handling all financial transactions for PATH Ventures (PV), a nonprofit developer of permanent supportive housing (75%). This includes determining transaction coding and entering all transactions for PV and several related LPs, managing accounts receivable and payable, closing the books, supporting audits, and preparing all necessary reports for management.  The remaining 25% of the time will be supporting the accounting needs of sister company PATH, a provider of shelter and supportive services for the homeless.

The Staff Accountant must be comfortable with multitasking and meeting deadlines, all in a very fast paced environment.  This is a demanding job requiring a high degree of accuracy and attention to detail, as well as creative and strategic thinking and people skills.

PATH is a $50M+ non-profit provider of shelter and supportive services for the homeless with locations throughout Southern California, Santa Barbara, and San Jose, primarily serving veterans, families, and the chronically homeless.  Funding comes from government agencies, foundations, and individuals, and we currently have over 100 grants from over 30 funders.  PATH Ventures (PV) is a non-profit developer of permanent supportive housing with projects located throughout Southern California.  PV possesses an ownership interest via limited partnerships in over a dozen residential communities plus several projects in active predevelopment.

PATH Ventures and Related LPs (75%):

  • Maintain the PV books using Quickbooks Online Plus, and for several LPs using Abila MIP accounting software
  • Determine transaction coding for all real estate transactions including property purchases (from settlement statements), preconstruction costs, and construction draws, often from multiple funding sources
  • Understand loan documents, terms, and conditions and monitor compliance
  • Understand partnership documents, terms, and conditions and monitor compliance
  • Perform all standard accounting functions:
    • Determine transaction coding and enter all transaction data
    • Manage accounts receivable and payable
    • Manage intercompany transactions
    • Manage the monthly book close
    • Maintain all balance sheet schedules
    • Manage bank accounts and prepare monthly bank reconciliations
    • Manage the annual audit
    • Prepare and analyze monthly financial reports for PV and all related LPs
  • Communicate to the Executive Director and CFO anything that may affect PV’s ability to meet project and company budgets, deadlines, or compliance requirements
  • Support the Executive Director in preparation of annual budgets
  • Assist in creating an up-to-date Procedures Manual for all accounting procedures
  • Assist with various other accounting and finance functions as needed

 

PATH (25%):

  • Assist the Controller with any and all accounting related activities including book close, accounting entry review, and special accounting projects, using the Abila MIP accounting software

 

Qualifications

  • Bachelor’s degree in accounting or business; Master’s degree a plus
  • 2 years of affordable housing accounting experience, preferably nonprofit
  • Knowledge of real estate accounting and construction/rehab project accounting, including the ability to read settlement statements, loan documents
  • Knowledge of Low Income Tax Credit program including credit allocations and cost certification
  • Knowledge of Partnership Accounting
  • Knowledge of nonprofit accounting preferred
  • Expertise with Quickbooks Online Plus accounting software
  • Experience with MIP accounting software desirable but not essential
  • Ability to work independently and to proactively identify problems and resolve them
  • Ability to use computers and proficient in Microsoft Office
  • Must project a professional demeanor and possess excellent written and verbal communication skills, interpersonal skills, and the ability to work as part of a team
  • Ability to work on multiple projects simultaneously in a high-pressure and time sensitive environment
  • Capability to work in a fast paced, professional environment
  • Must maintain and execute confidential information
  • Ability to interact with diverse clientele
  • Must maintain regular attendance

 

Required Qualifications

Work Environment

The employee may be in contact with individuals and families in crisis who may be ill, using alcohol and drugs, and who may not be attentive to basic personal hygiene, health and safety practices. The employee may experience a number of unpleasant sensory demands associated with the client’s use of alcohol and drugs, and lack of personal hygiene. The employee must be ready to respond quickly and effectively to many types of situations, including crisis situations and potentially hostile situations. The noise level in the work environment is usually moderate in an office setting. Sometimes work may become stressful when working under pressure.
